Project Description

Far South Community Development Corporation (Far South CDC), Preservation of Affordable Housing (POAH), DL3 Realty L.P., and The Lamar Johnson Collaborative (The LJC) – (the “Development Team”) are pleased to present to you the Morgan Park Commons Mixed-Use Development project. The project will seek to develop the former Jewel grocery store located at the northwest corner of 115th Street and Halsted Street in the east Morgan Park neighborhood of Chicago’s 34th Ward. 


The 12.06-acre (525,334 square feet) project site benefits from high visibility along its east elevation of South Halsted Street and south-north elevation along 115th Street. The proposed site seeks to demolish its existing 67,000 square foot retail store structure and replace it with 390-units of affordable and market-rate rental housing and townhomes, 20,000 - 25,000 square feet of retail, and a community center. Additionally, the site will incorporate 3-acres of outdoor space. The site is bordered along the Historic Major Taylor Trail to the west and Maple Park Plaza to the south. 


The site seeks to extend 114th Street towards the Trail and an adjacent access road along the Trail to exit on 115th Street. Once completed, the development would increase area and intersection density by nearly 1,000 people daily, enhance local buying power for local small businesses, and generate commerce to this area that would improve educational institutions, public parks, road and utility infrastructures, and spur development.
